How do I know I am receiving good value on property from VYSTAL WEALTH? +

How can I build my investment property portfolio? +

Our finance company Vystal Finance will ensure that any and all properties our client’s purchase are structured strategically in accordance with your financial situation to allow our customers to pay down their home loans sooner. This can assist our clients to build the necessary equity to accumulate more properties over time. The correct financial structure is crucial in helping our clients achieve this goal.

When is the best time to invest? +

Today is always the best time to invest. Property investment has been proven over time to be a long-term sustainable strategy in generating wealth for many Australians.

What if interest rates go up? +

Vystal Finance build in interest rate buffers to ensure that the affordability of our client’s property purchases have factored in interest rate increases to ensure your property continues to work for you. Generally, rents rise with interest rate increases to ensure your property remains as affordable as possible.

How do I know the property will be tenanted? +

We utilise the services of a professional property management company who will start the advertisement process usually four weeks before completion, with the aim of having the most suitable tenant in place as soon as possible. We also recommend taking the necessary insurance policy to cover any potential vacancy periods & loss of rental income.

How is the Group of Companies Structured? +

We have established a group of companies to provide the necessary professionals needed to deliver consistent maximum value throughout the investment property process to our clients. This allows us to ensure that you have a smooth & seamless transition into property investment with a team of wealth professionals to guide you for the long term.

How do I know property investment is affordable? +

Property investment is affordable for many Australians. Along with the rental income received there are also generous tax deductions allowed by the Australian Government to help with the affordability. We endeavour to structure our clients’ investment properties in the most appropriate way to ensure it’s as affordable as possible. We ensure that all our strategies are affordable for each of our clients before they make a decision to proceed.

What if the tenants damage the property? +

The recommended property managers will conduct exhaustive vetting of potential tenants that include their character and employment checks. A bond obtained, plus we also recommend you obtain appropriate Landlord Insurance to cover any damages caused in the unlikely event of damage.

How long will the build take? +

If the recommended property is not already completed, it should be ready in approximately 6 months from the settlement of the land. We factor this in just as a precaution to consider uncontrollable delays.

How much interest do I have to pay while we are building? +

Your finance consultant will factor in a buffer, which will cover any associated interest & costs throughout the construction period so that you are not out of pocket until we have completed the construction and you have a tenant in place.

What if I want to use my own finance professional? +

You are welcome to do so. Our finance specialists have a proven track record of strategising an optimum finance structure for short and long term benefits to our clients. If you have another personal preference that is ok. Simply obtain a pre-approval letter from a lender to establish your price point.

Will I get a fixed price contract? +

Yes. A fixed price build contract ensures that once your construction has been completed, a tenant can rent the property the very next day. We call this a “turn key property” which means it’s ready to live in & includes all fixtures and standard fittings such as (typically) dishwasher and air conditioner, ceiling fans, security screens, landscaping, clothes line and even a letterbox.

What service do you provide? +

We work with clients to determine their borrowing needs and ability. We help you select a loan that suits your individual circumstances and manage the loan process from the initial application right through to settlement.

Why use a finance broker like Vystal Wealth? +

We do all the leg work for you. You could spend hours trawling through the internet doing your own research but we have already done that for you. We can help save you time and money. Our panel of lenders include major banks and non-conforming lenders.

How much can I borrow? +

How do you find a loan that's right for me? +

Our mortgage software helps you compare the loan products from over 25 different lenders. We have over 30 years finance industry experience and keep up to date with recent offers from our panel of lenders.

What if I have a credit default? +

If you have had credit defaults in the past, our panel of non-conforming lenders may still be able to assist you. You might even be able to consolidate all your debts into one to lower your monthly repayments.

Who does all the paperwork? +

We complete the loan application for you and then submit it to the lender of your choice. We then track your loan application through to unconditional approval, and then right through to settlement. We will keep you informed every step of the way.

What are your qualifications? +

We have over 30 years experience in finance. We are accredited with over 25 different lenders and stay up to date with the latest loan products and special offers. We are a member of the Mortgage and Finance Association of Australia (MFAA). The MFAA is the main industry body promoting the highest standards of professional and ethical behaviour.

What happens with my personal information? +

Our Privacy policy ensures that any personal information collected by us will be used only for the purpose indicated. We will not pass on your personal information to other parties without your consent.

How do I know I am getting a good price/good value on a property from Vystal Property? +

Vystal Property are here to research, procure and source the best options for you and your retirement goals. Your chosen bank will value any potential Vystal Property purchase. One of our standards is that we deal directly with the vendor to reduce the cost to our clients to ensure they get the best possible deal with the property they purchase.

Our goal for you is not just one property – we aim to help you grow a property portfolio so you can achieve a comfortable standard of living in retirement. That’s why the Vystal Property works with clients on an ongoing basis to ensure property investments are structured and established correctly. What will Vystal Property charge me? +

Vystal Property does not charge a fee. Similar to neighbourhood real estate companies, such as when you bought your home, we will be paid by the vendor, developer or builder. The similarity ends there, however, because Vystal Property specialises in giving clients an “armchair ride” through the process of effective property investment, by guiding you to specialist professionals for finance, conveyancing, financial planning, property management, etc., at preferred client rates helping people like you make an informed commercial decision.

How often or how soon will I be able to add another investment property to my portfolio? +

Vystal Property recommends your 1st property is set up correctly, achieving desirable results, before looking to the next one and so on. Our processes and methods are entirely based on doing everything we can to assure you of the optimum bottom line result to put you in a position to acquire more properties when the time is right. (Refer to our finance structure diagram) can you see by applying this structure you can be in a position to invest again asap with the appropriate control?

What is the property market doing at the moment? Can you give me some reassurance about property values? (and) I read this morning/saw on TV – is the real estate bubble about to burst? +

Again, Vystal Property researches not only the right property but also the best options and markets to maximise growth and yields and maintaining the 360 investment model process that we are renowned for.

When is the best time to invest? +

Given the data of the median house price growth of the last 70 years, can you see that it always has been and probably always will be a case of do I invest now or do I invest later? Can you also see that the data suggests the longer you delay getting into the market, the more growth (money) you are denying yourself?

What builders do you recommend? +

We only recommend builders who in our experience have a proven track record of appropriate quality and professionalism. If and when you proceed to stage 3 Property Selection, you will be given all details of any builders that we are recommending relevant to your position in the market to get you the best possible result.

You will be able to inspect a home built by those builders as part of that process. Our clients have been happy with these builders. Given our goal of helping you, your family and friends to invest and build wealth through property, you can understand why we need to have confidence in the quality of work by our building partners and only recommend builders we are confident will deliver to you the best commercial result.

What if interest rates go up? +

Do you know what else usually goes up with interest rates? Yes, rents and property values generally do, so can you see there is a silver lining in that cloud for the investor that the non-investor does not receive? A silver lining to the cloud of an interest rate increase is that it is tax deductible. Interest rates have gone up and down many times throughout the last 70 years covered by the median house statistics, and probably will continue to fluctuate, so can you understand why you can be better off having an investment working for you no matter what the interest rates do.

What if I lose my job? +

If you are building your investment portfolio, you can choose for it to be approximately 7 to 9 months before you will need to pay any money out of your pocket. Also, there will be a buffer built into this finance structure for such possible contingencies if they were to occur. (refer to finance structure diagram) We only recommend proceeding when these appropriate structures are in place.

Our recommended Risk Assessment/Financial Planning professionals will discuss income protection insurance. It is always prudent to be aware of consequences of loss of employment.

How do I know the property will be tenanted? +

Our recommended property managers achieve tenanting of a property when other less specialised property managers are unable to do so. This has been evidenced time and time again by the feedback we receive from satisfied clients. Not only that, but our property managers can achieve this consistently for a better dollar value.

How do I know I can afford the property? +

With our step by step process we will only be showing you a property if and when the finance specialist has established that a bank will approve finance. Also, after qualification by a finance specialist, you will receive a personal Property Investment Analysis report, similar to the example we have shown you, that details what your actual “out of pocket” (if any) cost per week will be. Another question is, can you afford not to invest in property if you wish for a comfortable retirement standard of living?

What if the tenants damage the house? +

The professional specialist property managers recommended by Vystal Property conduct vetting of potential tenants that includes their character and employment checks. There will be the standard regulation RTA lease agreement signed and a bond obtained, plus at the appropriate time, we recommend you obtain appropriate Landlord Insurance. We also recommend consultation with a Risk Assessment professional. We only recommend diligent property managers.

What if property crashes like in the USA? +

Do you understand why we didn’t experience what was known as the “sub-prime crisis” in the U.S.? The main reason in my view is the L.V.R. policy applied by banks in Australia, the higher interest rates paid in Australia and the subsequent enormous bank profits in this country.

Why didn’t my financial planner recommend I invest in property? +

This is because financial planners specialise in delivering results primarily through different financial products such as term deposits, SMSFs, stocks etc. At Vystal Property we specialise in helping our clients achieve their wealth goals through effective property investment. We at Vystal Property see the benefit in the historical data of property investment as being evidence of consistent long-term growth. We also recognise the benefits of diversification.

How long will the build take? +

If the recommended property is not already completed, I always tell my clients it should be ready in approximately 6 months from now (initial consultation). In my experience, the biggest holdups are the settlement of finance and building plans through the council. Once the builder gets the go ahead, the building is usually completed in less than 3 months in my experience.

Will I get a fixed price contract? +

Yes. On the day of stage 3 property selection, you will be making an informed decision with a written fixed price, on a turn-key property ready to live in. This will include all fixtures and Vystal Property standard fittings such as: dishwasher and air conditioner, ceiling fans, security screens, landscaping, clothes line, and even a letterbox.

How long will my plans be in Council? +

Vystal use the services of a Private Certifier who specialise in residential building approvals. The approximate time for building approval is 20 working days (subject to any build specific requirements).

How long will it take to build my home? +

Once a home is ready to commence, with all approvals taken care of, Vystal allow a build time of 168 days for single storey homes and 182 days for double storey homes.

What does turn-key mean? +

Vystal will complete your home so it is move in ready. As part of our turn-key package we provide all floor coverings, window furnishings, landscaping (including turf & garden), fencing, letterbox, clothesline and driveway.

How will I know what is happening with my house during construction? +

Vystal Construction will provide weekly updates and photos via our Client Portal. Access to this Portal will be provided once your plans are lodged to Council.

What is your handover process? +

Vystal will advise when handover is nearing. Prior to handover a quality assurance inspection will be conducted to ensure Vystal is delivering the highest quality product. Arrangements will then be made to handover your property either with you or your nominated Property Manager.

What is classed as an emergency repair? +

  • A burst water service or a serious water service leak
  • A blocked or broken lavatory service
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm, fire or impact damage
  • A failure or breakdown of the gas, electricity or water supply to the premises
  • A failure or breakdown of an essential service or hot water, cooking or heating appliance
  • A fault or damage that makes the premises unsafe or insecure
  • A fault or damage likely to injure a person, damage property or unduly inconvenience a resident of the premises
  • A serious fault in a staircase, lift or other common area or premises that unduly inconveniences a resident in gaining access to, or using, the premises

What will happen if I break my lease agreement? +

A notice of intention to leave and break lease agreement needs to be returned to the office.
The following fees are applicable; 1 week rent + GST, advertising fee+ rent up until the day before a new tenancy begins.

How often does Vystal Living carry out routine inspections? +

Routine inspections are carried out every 3 – 6 months. You will be given at least 7 days notice and we will use the office set of keys for access.

How can I pay rent? +

Rent can be paid via Ezirent BPAY system, money order or bank cheque.

What do you offer? +

Vystal Living offer full service property management. We pride ourselves on being able to offer you a personalised service. If you are Brisbane or Gold Coast based we are able to come to your place of residence, work or at your investment property to discuss our services in person. Why should I choose your office over a larger franchise? +

Our personalised service. You will find that we use the most up to date software and training tools. We are able to give our landlords and tenants personalised service and focus on building professional relationships. Vystal Living specialises solely in Property Management allowing us to excel in this field.

My property is currently with another agency, how do I make the change to your office? +

The first step is to contact our friendly staff to arrange a meeting to discuss our services; you will need to appoint our agency to act on your behalf. Once we are appointed to manage your investment property we will make contact with the tenant and arrange collection of keys and all relevant documents from your current agent.

What Fees are involved in changing agents? +

In most cases you will be required to give 30 – 90 days’ notice depending on what is in your current management agreement.

How do you obtain the best tenant? +

Our Property Managers are responsible for both the leasing and ongoing management of the property. They carry out viewings with the tenants as well as maintaining contact with the tenant throughout the duration of the lease agreement. Firstly, we meet the tenants during the viewing of the property. Viewings are carried out on a regular basis at times that suit prospective tenants. We conduct viewings after hours and on Saturdays.

All applications undergo strict employment and reference checks. We also ensure that tenants are not listed on the national database for rental arrears and damages. You will be kept informed of who has applied for your property and you will have the final say on who resides at your property.
